As the final component of a three-phase development on the near east side of Madison, this stand-alone residential and retail project includes 8,000 gsf of neighborhood service retail with 55 units of market-rate apartments above. The building is designed as a post-tensioned concrete structure with two levels of parking below-grade, two high-speed elevators, a roof-top deck with views of the State Capitol and Lake Monona, and resident amenities.
The project has received all necessary entitlement approvals and will begin construction in the spring of 2016. A 12-month construction cycle is anticipated in part because of the complex site conditions rising from a high water table at this low point of the Isthmus.
The building is designed for future vertical expansion and conversion from market-rate apartments to condominiums. After the final phase of development, the building will include 8-stories, 80 units, 60 interior parking stalls with an adjacent lot providing 30 additional parking stalls. Units will have private balconies, 10' ceilings, large windows with expansive views, high-end stainless steel appliances, natural stone countertops, hardwood and ceramic tile flooring throughout, custom showers with rainfall shower heads, walk-in closets, in-unit laundry, ample storage and other luxury amenities.
