Recent years have seen a seemingly insatiable demand for luxury rental product in downtown Madison. The explosion of technology-based businesses in the area provide a strong presence of renters looking to live near the city’s center, which has resulted in an increase of walkable businesses, shopping, and restaurants in the area. The project includes 8,000 gsf of neighborhood service retail with 55 units of market-rate apartments above. The building is designed as a post-tensioned concrete structure with two levels of parking below-grade, two high-speed elevators, a roof-top deck with views of the State Capitol and Lake Monona, and a variety of amenities as well.
Units will have private balconies, 10’ ceilings, large windows with expansive views, high-end stainless steel appliances, natural stone countertops, hardwood and ceramic tile flooring throughout, custom showers with rainfall shower heads, walk-in closets, in-unit laundry, ample storage and other luxury services.
In addition to phase one, the building is designed for future vertical expansion and conversion from market-rate apartments to condominiums. After the final phase of development, the building will include 8-stories, 80 units, 60 interior parking stalls with an adjacent lot providing 30 additional parking stalls. The project has received all necessary entitlement approvals and will begin construction in the fall of 2017. A 12-month construction cycle is anticipated for phase one, in large part due to the complex site conditions rising from a high-water table at this low point of the Isthmus.
