Kahler Slater was tasked with designing two distinctive Spec Suites at 303 East Wacker Drive in Chicago, totaling approximately 26,600 RSF. Each suite is thoughtfully crafted to leave a lasting impression on prospective tenants, offering bespoke features that set them apart from anything currently available on the market.

The first suite, “Scala,” takes its name from the Italian word for “stair” or “scale,” symbolizing elegance and progression. Its design channels the warmth and sophistication of a modern Tuscan-inspired retreat. Rich medium wood tones, classic checkered flooring, antique mirrored backsplashes, and bronze metal accents come together to create a space that feels both luxurious and inviting. Plush seating and quartz surfaces add tactile richness, while the deep, saturated palette fosters a sense of intimacy and belonging - an environment that feels curated, not constructed.

The second suite, “Kanzen,” derived from a Japanese word meaning “complete” or “perfect,” embraces serene minimalism. A light, neutral palette paired with Japanese Oak-inspired wood tones sets a tranquil foundation. At the entry, a custom curved Shoji screen gracefully welcomes guests, guiding them through softly rounded pathways that encourage exploration and calm. Subtle textures and golden accents - an homage to the art of Kintsugi - infuse the space with quiet strength and poetic beauty, celebrating imperfection and resilience.
