Kahler Slater partnered with Centegra and Duke Realty to plan and design a new 85,000-square-foot Medical Office Building (MOB). The MOB is designed as the fourth building on the medical campus, following the existing Centegra Ambulatory Care Mall, the Centegra Healthbridge Fitness Center and the new 128-bed, 384,000-square-foot Centegra Hospital – Huntley, also designed by Kahler Slater. The project includes the addition of 375 parking spaces.
A primary driver of the design was to emphasize a healthy campus, keeping a consistent palette across all the buildings on the campus, both new and existing. The MOB is situated between the existing ambulatory building and the new hospital, with on-grade connectors to each.
Medical office tenants include Rosalind Franklin University of Medicine and Science Nursing School, which will occupy 30,000 square feet for patient simulation and other health specialty teaching spaces. Northern Illinois Medical Center will occupy 20,000 square feet and retain 6,000 square feet for future development, leaving space available for lease by other healthcare practices and a dialysis service. The project location, design and economic offering quickly attracted strong anchor tenants and created a great deal of interest in the remaining space.
